Truthful Representation

There is demand for all types of listings. Some folks may be looking for a luxury experience, but many others are looking for modest accommodations on a budget. That being said, your listing doesn’t need to have a jacuzzi tub and a 60 inch smart TV to get rented. Breese suggests, “If you truthfully represent your rental in the pictures, descriptions, and price/value, guests will self-select where they want to be and create expectations of their purchase.”

When a rental delivers what is expected, guests are likely to post a good review.

Standards of Hospitality

Airbnb has replaced the hotel for many travelers. In tern, hosts should assume the responsibilities of a 5-star hotel property in order to keep visitors coming. Cleanliness, responsiveness, and value are key factors in successful Airbnb hosting. Breese warns that “leaving one stray hair in the sink or on the floor can take your cleanliness score from 5 stars to 2 stars.

Keeping your listing tidy, uncluttered, and fully stocked is a good way to ensure a successful booking.

Be a Human

Personal connection and a community atmosphere are two things that make Airbnb so much different than hotels. Often times, guests’ stays might be a window into their lives. Maybe a couple is booking your San Francisco flat to celebrate a wedding anniversary. Think of how magical it would be if you had a bottle of champagne in the fridge with a handwritten card that simply said, “Happy Anniversary.” This small gesture could mean an excellent review and result in other people wanting that same type of experience.

Taking one small step to connect with your guests can go miles!

As a frequent Airbnb guest, I’ve had good and bad experiences. I’ve stayed just 10 miles away from home in San Francisco, and around the world in Prague, and one thing remains true: hosts that go the extra mile to make sure I am accommodated are the ones I remember. When guests remember a positive experience, good reviews and referrals are sure to follow.
